Common Questions

Home Elevator Questions, Answered

What one costs, where it goes, who signs off on it, and how long you will be living around the work.

How much does a home elevator cost in Seattle?

A standard two-stop hydraulic elevator runs $35,000 to $55,000 installed. Three or more stops, or a premium system, runs $55,000 to $85,000. Fully custom and luxury installations start around $80,000 and go up from there.

Our Seattle home elevator cost guide itemises everything that sits underneath those numbers.

How much space does a home elevator need?

Less than most people expect — roughly the footprint of a stacked closet. The four places we most often end up putting one in Seattle homes are a closet stack that already lines up floor to floor, the dead space inside a staircase return, a rear service or pantry area, and, when nothing inside works, a small exterior bump-out.

Finding an existing location instead of building new is the single biggest saving available on the job.

Do I need a pit and a machine room?

It depends on the drive system. A hydraulic elevator wants a shallow pit — which is far easier here than in most of the country, because Seattle homes generally have basements rather than slabs. Pneumatic vacuum elevators need neither a pit nor a machine room at all.

Which one suits your house is usually clear within about twenty minutes of walking it.

Who issues the elevator permit?

Inside Seattle city limits, SDCI — Seattle is one of only two cities in Washington that kept jurisdiction over its own elevator code. Everywhere on the Eastside, the elevator permit comes from Washington State Labor & Industries while the city issues the building permit.

Seismic provisions are required either way, and are not optional. Budget roughly $2,000 to $5,000 for permitting and seismic compliance. We file it all.

How long does installation take?

The elevator itself goes in relatively quickly. What sets the schedule is everything around it — permitting and plan review, equipment lead time, and any structural or electrical work the house needs first.

We've written up how long a Seattle installation actually takes, stage by stage, so you can plan around the disruptive parts.

Does a home elevator add value to the house?

In this market, a well-executed elevator in a good home is generally treated as an asset rather than a medical modification — particularly on the multi-level and waterfront properties where stairs are the limiting factor.

That said, we'd rather you install one because it lets you stay in a house you love. Treat resale as the bonus, not the business case.
